There’s something super spesh about walking into a beautiful new home in a display village and thinking ‘I could definitely see my family living here’. But while shopping for the perfect home to build is fun and exciting it can also feel a little overwhelming—there’s just so many designs to choose from! That’s why we’ve put together 5 things you need to know before you visit a home display village.
Before you visit a home display village, be clear about what you need in your new build home.
Knowing what kind of new home design you’re looking for means you won’t make decisions based on superficial factors. Choosing a home because of the oh-so-stylish furnishings or the façade that made you feel like you were in the Hamptons is a mistake. Interior styling and façades can always be adapted to suit any new build home design!
Make sure you focus more on deciding which floor plan is right for your family. Also consider any architectural features you think are necessary or ideal in a new home. For example, if you want a raked ceiling with skylights in the living area, you would probably need to choose a single storey home.
Before you visit a home display village, get down to the nitty gritty and find out the exact size of your block (if you’re looking to knock down rebuild) or make sure you’ve got an idea about where you want to live if you’re thinking about purchasing a Home and Land package. Most importantly decide on your budget for your new build home and stick to it!
We also recommend sitting down with the whole family to figure out what each person needs and wants (within reason!) before you visit a home display village. When you finally do visit a home display village, it’s a great idea to bring the whole family if you can. You can do most of your home design research during the first round of visits with them. Then when you’ve narrowed it down, come back again to work out what you really want.
While it’s super exciting just to wander around enjoying our home designs, going about it with no course of action often means you have to do the tour again and again!
We suggest making a list of must-haves. This could include how many bedrooms you need, whether you want a home theatre or whether you want to build a granny flat at the same time. This will help you narrow down a few homes to choose from and save you time. Remember you’re probably going to want to visit your shortlist of display homes again before making a final decision.
Maybe Mum and Dad are thinking of selling their home and chipping in to knock down rebuild a brand-new home for the whole family. Perhaps you want to build a duplex so you can rent out the other half. Or maybe an integrated granny flat would be ideal as you’ve got family who visit from interstate or overseas and, when they’re not there, you can rent it out on Airbnb #kaching!

Think about how the floor plan would suit you, your family and your lifestyle. Is a walk-in butler’s pantry essential? Do you really need that formal dining room or would you prefer a home theatre for those cosy Friday nights in?
For each home you enter at the display village, note down things you love, paying particular attention to the layout and floor plan. This will help narrow down your choices later. Also, keep in mind, that one of the best things about our home designs is that every floor plan is flexible. That lounge room at the front of the home you love? Well, when you build with us, that can be transformed into a home office, a kids’ playroom, a yoga studio, prayer room or an extra bedroom. The possibilities are only limited by your imagination!
And, while you’re noting things down, add to that other preferences such as brick colour or finishes, tiles or floorboards, splash backs, counter tops, cabinetry and even smaller details like door hardware and tapware. While not all that important at the early stages of your home build, it’ll make it easier when you have to make decisions later on during construction.
