Introducing Narrow Lot Home Designs

A narrow block doesn’t mean compromising on space or comfort. Masterton’s double storey range includes the Amara, Kirana, Sonoma and Monterey for blocks from 9.5m wide, plus the Orion for blocks from 11m wide. Selected design options offer up to five bedrooms and separate living areas. Buyers can now also choose to upgrade their preferred home design with either Evolve or Ultimate inclusions to suit their lifestyle and budget.

WHAT IS A NARROW LOT HOME?

Space, Maximised

A narrow lot home is specifically designed for land with a smaller frontage. Narrow blocks are increasingly common in new residential estates and established suburbs where land is limited.

Purpose-designed narrow block houses use efficient floorplans to provide more living space within a smaller footprint. Double storey designs are especially suitable because bedrooms and additional living areas can be placed upstairs, leaving more space downstairs for family living, entertaining and everyday activities.

    Smart Storage Solutions

Storage is thoughtfully incorporated into each design to make better use of the narrower footprint. Features such as walk-in or butler’s pantries, garage storage, built-in robes and practical drop zones help keep everyday items organised and living areas clutter-free.

    Space Across Two Levels

Building upwards allows our narrow lot designs to provide generous living and bedroom zones within a smaller footprint. Across the range, thoughtful floorplans accommodate features such as open-plan living, home theatres, guest rooms, private master suites and additional lounges.

WHAT IS A ZERO LOT HOME?

A zero lot home is designed so that one side of the house can be built on or very close to a side boundary, subject to council, developer and building requirements.

This approach can help make better use of narrow land by reducing unused space beside the home. The additional building width can create more room inside for bedrooms, living areas, storage and other practical features.

Benefits of a zero lot home design may include:

• Better use of the available block width
• More internal living space
• Less unused space beside the home
• Greater flexibility on narrow lots
• More room for functional family floorplans
• Potentially more usable outdoor space

The Amara, Kirana, Sonoma, Monterey and Orion are all designed to suit zero lot construction, subject to the specific requirements of your land.

KNOCK DOWN AND REBUILD WITH

A Defined Budget

If you love your location but your existing home no longer suits your needs, consider a Knock Down Re-build, depending on site conditions and chosen design. Many house designs may be suitable for KDR projects, particularly where narrow block size and access allow for double storey homes.

Knock down re-build cost will vary based on demolition coordination, site works, home size, and inclusions. In many cases, rebuilding can offer strong long-term value compared with extensive structural renovations. While Masterton does not undertake demolition directly, we can connect you with trusted partners and help coordinate the process to ensure a smooth transition from old home to new.

Ready to knock down and rebuild your dream home? Learn more about our KDR process.
