The Home Guarantee Scheme – What You Need to Know

Normally, homebuyers need a 20% deposit to avoid paying Lenders’ Mortgage Insurance (LMI). LMI is a one-off insurance fee that protects the lender if you can’t repay your loan.

Under the Home Guarantee Scheme, the government “guarantees” up to 15-18% of your home loan. This means you can buy a home with a much smaller deposit as little as 2% or 5%, without needing to pay for LMI. This can save you thousands of dollars and help you enter the property market years earlier.

Guarantees available:

• First Home Guarantee (FHBG): First-time buyers; deposit from 5%; up to 15% guarantee; 35,000 places/year.
• Regional First Home Buyer Guarantee (RFHBG): For building or buying in regional areas; deposit from 5%; up to 15% guarantee; 10,000 places/year.
• Family Home Guarantee (FHG): Single parents or guardians with dependents; deposit from 2%; up to 18% guarantee; 5,000 places/year.
