Refer to current Bespoke by Masterton Soho pricing. All above inclusions for Masterton Soho come as standard, any changes made at colours selections will be reflected in the tender. Not available with any other offer. Offer is subject to site conditions where there is a Balanced cut and fill of up to 1m fall over the site (500mm cut and 500mm fill to achieve a level building platform and no allowance has been made for any rock excavation.
Where an item is required to be upgraded or substituted due to site specific requirements of an Authority, including but not limited to compliance with matters such as marine environment, bushfire BAL rating, and/or acoustic requirements extra charges may apply.
Images in Masterton Homes brochures may depict fixtures, finishes and features not supplied by Masterton Homes or included in the Base Price including but not limited to retaining walls, landscaping, driveways and pathways, pergola, barbeque, decorator items, feature wall, decorator screen and shelving, water features, fencing, swimming pools, decks and letter boxes.
Base Prices do not include optional upgrades including but not limited to alternative facades, window furnishings, light fittings, or feature tile upgrades unless otherwise specified. Specifically, the suspended gas fireplace & Sub Zero fridges on display at Homeworld Box Hill are not included.
These inclusions are only available as part of a building contract with Masterton Homes. Any item not listed within the inclusions will incur additional costs. Any items omitted by a customer from the inclusions will not be refunded, credited or substituted.
Masterton reserve the right to amend or substitute items and/or suppliers without notice. Any item that appears in more than one set of inclusions, only one of these items will be supplied and no credits will be available. For further information, please speak to a Masterton New Homes Consultant.

∞ If the home has been extended or remodelled, our recommendation is that the Day/Night air-conditioning system be upgraded to suit. The Day/Night air conditioning is designed to provide cooling/heating to only the living area or alternately the bedrooms. Acoustic protection, if required by council, is the client’s responsibility and is not included. Position of vents may vary from the display homes due to design constraints. Includes reverse heating cycle. General information and client obligations will be provided when you visit Your Home Air Conditioning (YHAC). All upgrades in cooling/heating capacity are not included and must be discussed at your electrical and heating appointments along with the extra upgrade costs. We advise that reverse cycle air conditioning is not suitable for cold climate areas and as such as a part of this promotion we will provide the optional replacement to a Day/Night 3 star Gas heating unit and Advanced Evaporative Cooling unit for customers who are building in an area classified as a cold climate zone.

Π The Builder does not guarantee that the inclusions listed in the BASIX 7 Star Features alone are sufficient to achieve a BASIX 7 Star rating for your chosen design on your property. The actual BASIX requirements will depend on the applicable law and are subject to many factors, such as house design and orientation, number and location of windows, property location, adjacent properties, roof colour and design, and solar or gas availability. Any BASIX requirements in addition to the inclusions or that are different to the inclusions may result in additional cost to the purchaser. Please note, changes to the house may be required to achieve BASIX compliance, such as the house structure, house cosmetics, and the number, location and size of the windows. Location of the ceiling fans will be determined by the BASIX / Thermal assessment. The Builder reserves the right to change or remove the inclusions at any time. You do not receive any credit for any inclusion not utilised by you.
